The Palmer Divide changes the schedule
Monument, Palmer Lake and Woodmoor sit on the Palmer Divide, generally a thousand feet or so above downtown Colorado Springs. The practical consequences for an exterior are real: colder overnight lows for more of the year, more snow, and a shorter exterior painting window at both ends of the season. Most exterior coatings need the surface above roughly 50F for the whole cure, not just at application, so a warm spring afternoon up here can still be too early. The upside is that the same elevation makes interior work a sensible way to use the winter.
Trees, shade and the north side
The Tri-Lakes is heavily wooded compared with the city, and that changes which walls fail and how. North and east elevations under pine cover stay damp for longer and grow mildew and algae that must be washed off before anything is coated - paint will not bond through it. Meanwhile the south and west walls still take the full high-altitude UV load. It is common for one house up here to need two genuinely different approaches on opposite elevations.
HOA covenants and colour approval
Much of Woodmoor, Gleneagle and the newer Monument subdivisions sits under covenants that require exterior colour schemes to be approved before work starts, often from an approved palette. It is worth starting that process early: approval timelines are set by the association, not by the contractor, and an exterior booked around good weather is not something you want waiting on a committee. When can exterior work be done up here?
Later in spring and earlier in autumn than down in the city, because the constraint is the overnight low rather than the daytime high. The Divide holds colder nights for longer at both ends of the season, and a coating that freezes before it has cured is ruined whatever the afternoon looked like.
My HOA has to approve the colour. Is that a problem?
Not at all, and it is common up here. Start the approval early - the association sets that timeline, and it is the part most likely to hold up a booking. Once a scheme is approved we work to it exactly.
