The one the surface actually needs
Most quotes say “premium materials” and leave it there. The useful answer is which class of product goes where, and why — which is also how you compare two bids properly.
100% acrylic latex
Exterior siding, trim and stuccoAcrylic stays flexible as a wall moves through Colorado's daily temperature swing, and it holds colour against the UV load that comes with 6,000+ feet of elevation. The cheaper vinyl-acrylic blends chalk and fade years sooner on a south or west wall.
Elastomeric and masonry coatings
Stucco, block and concreteA high-build coating bridges the hairline cracking stucco develops here and sheds water instead of letting it sit in the crack. It is the right call on some walls and the wrong call on others - a wall that needs to dry outward should not be sealed - which is a judgement made on site.
Waterborne enamels
Interior trim, doors and cabinetryModern waterborne enamels cure hard enough for doors and trim without the smell and yellowing of an old oil-based enamel. The trade-off is cure time: usable in a day, fully hard in a couple of weeks.
Bonding and stain-blocking primers
Bare, patched, glossy or stained surfacesPrimer is not a cheaper coat of paint, it is a different product doing a different job - bonding to a surface the topcoat could not hold, or sealing something that would bleed through. Spot-priming repairs is what stops them flashing dull through the finish.
Which of these do you actually need?
Most jobs start as one of two conversations. Either the property looks tired and you want it right again, or something has actually failed — a wall chalking off on your hand, a stucco crack you can get a fingernail into, boards gone soft at the bottom, caulk split open around the windows. The first is a painting job. The second is a repair job with painting after it, and getting that order the wrong way round is the most expensive mistake available on an exterior.
A rough guide to where each service fits:
- Walls, ceilings, trim and doors inside the house — interior painting.
- Faded, chalking or peeling outside, or you are selling — exterior painting.
- An office, shop, restaurant or unit that still has to open — commercial painting.
- An apartment community, condo or HOA exterior — multifamily painting.
- Cracks, holes, nail pops or water-damaged board inside — drywall repair.
- Cracking, spalling or hollow-sounding stucco — stucco repair.
- Swollen, split or storm-damaged boards and fascia — siding and trim repair.
- A ceiling fan or light fixture still in its box — appliance installation.
In practice these overlap, and that is normal — a typical exterior here is a wash-down, a handful of replacement boards or a stucco patch on the elevation that took the weather, every seam and opening sealed, a re-caulk, then the coating. Everything is quoted after a free on-site visit, so the number reflects your property rather than a guess over the phone. Not sure which one you are looking at? Send a photo and a description and we will tell you.
