Substrates a commercial building throws at you
A commercial exterior in Colorado Springs is rarely one material. Tilt-up concrete, CMU block, EIFS and traditional stucco, metal panel, storefront framing and pre-finished trim all sit on the same elevation, and each wants a different preparation and a different coating class. Block and concrete need a filler or a high-build coating to close the surface before anything decorative goes on. Metal needs the right primer for what is already there, and the wrong one lifts. Getting that specification right is the part of the job that does not show on the quote and decides how the building looks in five years.
What a commercial quote should tell you
A commercial estimate that can be held to names the surfaces, the preparation, the product class per substrate and the number of coats, plus the access and hours it assumes. If two bids differ by a wide margin, the difference is almost always in the preparation and the access assumptions rather than the paint. Ask both bidders to write down what they are NOT including - that single question resolves most of the gap.
