What stucco repair looks like with us
Stucco is everywhere in Colorado Springs, and it fails in a way that is easy to misread. Hairline crazing is normal and cosmetic; a crack you can get a fingernail into is a water path; a hollow or soft patch means water has already been getting in for a while. Painting over any of those without sorting the substrate first traps the moisture rather than stopping it. We repair stucco as well as coat it, so the assessment is not biased toward whichever answer sells paint.

Which cracks matter and which do not
Not every crack in a stucco wall is a problem, and treating them all the same wastes money on some walls and misses real damage on others:
- Hairline crazing - a fine map of cracks across a panel, too narrow to catch a fingernail. Normal shrinkage. It takes a coating and closes up.
- Cracks off window and door corners - diagonal, wider, usually recurring. Movement. They need a repair detailed to move, and they will reopen through a rigid patch.
- Horizontal cracks and bulges - worth taking seriously. Often water behind the wall, or a failure at a control joint or weep detail.
- Hollow or soft when tapped - the stucco has lost its bond to what is behind it. Patching the face does not fix that.
- Staining and efflorescence - the white powder that appears below a crack or a joint. That is water moving through the wall and leaving salts behind on the way out.
Traditional stucco and EIFS are not the same thing
Colorado Springs has plenty of both, and they fail and repair differently. Traditional three-coat stucco is cement over lath - heavy, hard, and it takes a cement patch. EIFS (synthetic stucco) is a thin acrylic finish over foam board, and it dents where stucco chips and repairs with entirely different materials. Telling them apart matters before anybody quotes: a knuckle test usually does it, because EIFS sounds hollow and gives slightly, while traditional stucco is solid and unforgiving. Repairing EIFS with a cement patch, or the reverse, fails inside a season.
Coating stucco: the breathability trade-off
An elastomeric coating bridges hairline cracks and sheds water, which is exactly what some walls need. But it also slows the wall's ability to dry outward, and on a wall that already has moisture in it - or that has no functioning weep detail - sealing the face can make things worse rather than better. That is a judgement made on site after looking at the wall's condition, its exposure and its drainage, not a default. Anyone who quotes elastomeric on every stucco wall is not making the judgement.
